1. Connect with a Lender and Get Pre-Approved

We work closely with many local lenders to provide you with trusted options for financing your home. We would love to get you connected!

 

2. Understand What You'll Need to Bring to the Closing Table and Choose Your Budget.

After you have talked with a lender, you will better understand everything needed for closing! Feel free to ask any questions along the way.

 

3. Contact Us to Get the Process Started!

You can contact us via email, call, or text anytime! Our working hours are 8:00 am - 6:00 pm Monday - Saturday. If we miss your message, we will respond to you asap to set up a buyer consultation appointment.

 

3. Buyer Consultation Appointment

During our consultation we will discuss our duties and responsibilities to you and walk you through the buying process so you're never out of the loop! Our goal in this meeting is to lay out the clear intentions and expectations from the dwell team and answer any questions you may have before continuing. If dwell Columbia is a good fit for you, next, we will sign an agreement together and start looking for your next home!

 

4. Start Seeing Homes That Meet Your Criteria

We will create a unique home search to meet your criteria for you to see everything available on every platform the minute it is listed. We will be searching for homes to fit your needs, so take note of your favorites! 

Time for showings!

 

5. Decide on a Home and Put in an Offer

After you've decided on a home, we will sit down in person or over the phone to discuss the details of the contract and prepare an offer. Don't worry, we will walk you through everything you are signing and agreeing to!

 

6. Ratify a Contract 

Once the sellers have agreed to accepting your offer, they will sign and send back the ratified contract. Woohoo! 

Next we will talk through any repairs or negotiations needed. 

 

7. Repairs and Negotiations

We work closely with many local inspectors to provide you with trusted options for the  due-diligence period

 (a process to collect and analyze information before making a decision or conducting a transaction so a party is not held legally liable for any loss or damage). This is where we ask for repairs if needed!

 

8. Appraisal 

An appraisal is a professional opinion of your home's value and is an important step in the home-buying process. Appraisals are conducted by licensed or certified professionals, who provide opinions as unbiased third parties.

9. Final Walk Through

Our last and final showing! This is an opportunity for you to inspect the house before the official closing. We will schedule this for the day  before, or day of the closing!

 

10. Closing Day

You did it! Here is where the official ownership of the property is transferred to you, the buyer.

If dwell Columbia is a good fit for you, next, we will sign an agreement together and start preparing your home to list!

 

3. Listing Paperwork

Along with signing the exclusive right to sell agreement (our agreement to each other) we will send you the property disclosure to fill and sign. As a seller it's your duty to disclose all known information about your home! 

 

4. Pictures, Sign, Lockbox

Next, we will schedule pictures for marketing, order a for sale sign for the yard, and assign a lockbox to the front door.

 

5. Put Your Home on the Market

Once we have all documents signed, pictures taken, sign in the yard, and lockbox on the door, we are ready to list your home on the MLS! 

 

6. Time for Showings!

Once your home is listed, agents will have access to request showings as soon as it's live! As soon as we get a request for a showing we will confirm the time with you. 

 

7. Receive an Offer

Once we receive an offer, we will present any and all offers to you as soon as possible.

 

8. Counter/Ratify a Contract

Once you have been presented all offers and decided on the best one, you will sign and we will send back the ratified contract or send back a counter offer if needed. Woohoo! Next we wait to hear from the buyers on any repairs or negotiations requested. 

 

9. Repairs

During the due-diligence period  (a process for buyers to collect and analyze information before making a decision or conducting a transaction so a party is not held legally liable for any loss or damage) we can handle any repairs/negotiations if agreed upon with the buyers. 

 

10. Appraisal

An appraisal is a professional opinion of your home's value and is an important step in the home-buying process. Appraisals are conducted by licensed or certified professionals, who provide opinions as unbiased third parties.

 

11. Get Ready for Closing

We will walk with you every step of the way, especially when preparing for closing. Doing things like canceling utilities, cleaning your home, and gathering all keys and remotes etc.

 

12. Closing Day

Happy closing day! Please bring your license – anyone on the purchase and sale agreement must have a valid driver’s license. Lenders do this to help prevent fraudulent conveyances, The deed to your home if you own it (no mortgage), Your key to the home to give to the closing attorney or your real estate agent to hold until the house is on record, and be prepared to sign the closing documents!
